Why Highway 10 Is Québec's Storage Corridor

Autoroute 10 — the Autoroute des Cantons-de-l'Est — connects Montreal to Sherbrooke across 143 km of cottage country. Every Friday evening, thousands of Montrealers head east toward lakes, ski hills, and weekend chalets. Every Sunday, they drive back. In between, they accumulate boats, snowmobiles, skis, patio furniture, and seasonal gear that won't fit in a Montreal apartment.

Self-storage facilities have clustered around Highway 10 exits for exactly this reason. More than 40 facilities line the corridor, all within a few minutes of an off-ramp. No major national chains operate here — the entire corridor is served by local and regional operators, many family-owned for decades.

Exit-by-Exit Storage Zones

Chambly and Richelieu — Exit 22

The first storage zone after leaving Montreal. Several facilities offer heated units, smart-card access, and vehicle storage. A good option if you want to drop off gear without adding much time to your drive. Units start around $60–$120 per month depending on size.

Marieville — Exit 29

Two facilities serve this area with units from 25 to 250 sq ft. Notably, this is one of the first zones explicitly offering seasonal vehicle storage — indoor and outdoor — for boats and snowmobiles.

Granby and Saint-Alphonse — Exit 68

This is the highest-density storage zone on the entire corridor, with 9+ facilities clustered around a single exit. Competition keeps pricing reasonable and options abundant. You'll find everything from basic 5x10 lockers to 10x40 commercial spaces, heated radiant floors, truck rental, and outdoor parking for RVs and trailers. If you're heading to Bromont, Knowlton, or Sutton, this exit is a natural stopping point.

Bromont — Exits 74–78

Directly off the highway, Bromont offers heated and non-heated units, plus secure outdoor parking year-round. Published pricing ranges from $61/month for a 5x5 non-heated unit to $478/month for a 20x20 heated space. Ideal for ski chalet owners who need gear storage close to the slopes.

Knowlton and Lac-Brome — Exit 90

The heart of cottage country. Facilities here serve Lac-Brome property owners with units from 5x8 to 10x10. Located right in Knowlton village, making drop-offs easy on your way to the lake.

Eastman and Bolton-Est — Exits 97–106

A notable gap. Despite being prime cottage territory near Mont Orford and Lac Stukely, no dedicated self-storage facility operates in this zone. The closest options are Magog (15 km east) or Knowlton (19 km west). Mobile container services fill part of this gap by delivering storage cubes directly to cottage properties.

Magog — Exits 115–118

The gateway to Lac Memphrémagog. Facilities here offer climate-controlled indoor storage, container rental, and even client insurance options. Several marinas provide specialized boat storage with key-in-hand launch service. If your cottage is on the lake, Magog-area storage makes the most sense logistically.

Sherbrooke — Exits 128–143

The corridor's terminus offers the widest selection. The Boulevard Bourque corridor in Rock Forest alone has 4–5 competing facilities. Sherbrooke also has the region's largest indoor storage center at 40,000+ sq ft — fully interior access regardless of weather. One operator even offers a VIP concierge service: their team handles pickup, storage, and delivery for cottage owners who can't come in person.

What Cottage Owners Actually Store

Eastern Townships recreation is intensely seasonal. Every six months, cottage owners cycle through completely different equipment:

  • Summer → winter: Boats, kayaks, paddleboards, docks, patio furniture, BBQs, lawn mowers, bicycles, summer tires
  • Winter → summer: Snowmobiles, ATVs, ski gear, snowshoes, snow blowers, ice fishing equipment, winter tires
  • Year-round overflow: Renovation materials, holiday decorations, seasonal bedding, Airbnb host supplies stored off-site during rental periods

A standard 10x10 unit fits most of this. For boats, trailers, and RVs, look for facilities with outdoor storage or covered parking.

Tips for Choosing a Facility on Your Route

  1. Pick your exit — Choose a facility that falls naturally on your Friday-evening drive. Adding even 15 minutes of detour gets old fast.
  2. Check winter access — Verify the parking lot is plowed and the facility is accessible during heavy snow. Interior-access buildings are ideal.
  3. Ask about seasonal rates — Many corridor facilities offer 6-month seasonal contracts at better rates than month-to-month.
  4. Verify vehicle storage terms — If storing a boat or snowmobile, confirm whether insurance is required, whether battery tenders are allowed, and whether the space is heated.
  5. Look for radiant floor heating — Common along this corridor and much better for stored equipment than forced-air systems.
